House Flipping In Texas - Why You Should Get A Home Inspection

If you are going to flip a property you need to get a home inspection on a potential property, so that you know exactly what types of problems you are going to run into with the flip. A home inspection can save you thousands of dollars and only cost a couple of hundred. On my first flip in Grand Prairie, Texas outside of Dallas, Texas, I decided not to get a home inspection because I had a background in construction, and it cost me over $5,000 dollars. The foundation had to be repaired even through there were no cracks in the house, the electrical under house, plumbing, and other issues came up that I was not aware of. After I was taken to the cleaners on that deal I learned that you should always get a home inspection even if you think you know it all.

Plus, if you get the home inspection, then you have a list to help you budget the flip. This can help you see early on if this flip is worth the time and money it is going to cost to repair the property. Once you determine that the property is a good flip, then you can repair everything on the list, and have the house reinspected.

Now, you can show all the potential buyers that the house has been inspected and brought up to code with your inspection report. With this assurance they might not call out their own inspector and try to save the cash. Then, you can sell the house without any worries of what the inspector is going to find wrong with you house.

If I learned anything from my first flip is that you might as well do everything correctly from the beginning because the home inspector will find it, so my advice is to get the home inspection and flip the house correctly, and sell it for a huge profit.

Flipping can be rewarding and fulfilling, but you have to do it right, or else it will be a nightmare and will keep you up at night, and scare you from ever flipping again
